approximately 50,000 square feet available. The whole location is in the
Renaissance zone which includes tax savings, exemptions and
incentives.
The commercial space at the Clark Place building in American Seating
Park is available for lease at $12.00 per square foot. Tenants pay their
share of Common Area Maintenance (CAM Triple-Net), which is estimated at
$3.00 per square foot, bringing the total lease price to approximately
$15.00 per square foot.
- The lease includes perimeter walls, basic fire protection,
HVAC for 2,000 square foot zones, basic electrical, plumbing rough-in,
windows, and spray textured ceilings.
- The build-out is up to the tenant and can range from approximately
$15.00-$40.00 per square foot. A typical office build-out is
$20.00-$25.00 per square foot and includes walls, doors, hardware,
paint, additional electrical, fire protection alterations, HVAC
alterations, kitchen (with cabinetry and appliances), flooring,
window coverings, lighting, card key access system, architectural
fees, bonds, permits, and insurance.
